Talk to a lawyer - there are a number of ways to do this but you need to be careful and you need to have enough years p (in NY it is 5 years) from when title transfers or it defaults back. My parents have me on their accounts as "transfer upon death" but the house was another story. Fear of my pending divorce kept them from putting me on the deed....and they refused to put the money into a trust (it is expensive and has tax consequences).
